We are a company committed to helping Executor/Administrators of Probate Estates with a need to market and sell any real property that is part of the estate.
SoCal Probate Help.com has a large team of Realtors, Dedicated Buyers Agents, Mortgage Brokers, Title Officers, Escrow Officers, Transaction Coordinators, Inspection Companies, Termite Companies, and others to help facilitate the transactions we engage in.
Our marketing program for your property is designed to sell the home at the Highest Possible Price in the Shortest Amount of Time.
We proud our self for our ability to find matching buyers/investors for almost any type of property and bring a transaction from start to close of escrow with as few issues and delays as possible.
There are generally two kinds of real property involved,
- Properties with more or less deferred maintenance, and
- Properties that are “key-ready” for a buyer to move in.
Properties with deferred maintenance will be sold with an as-is addendum and we have literally hundreds of “All-Cash” investors that will close escrow in under 15 days. These investors are mostly interested in properties that cannot be financed without a partial or complete rehab of the property.
Properties that are “key-ready” are also sold with an as-is addendum but more likely will be sold to a buyer that needs to finance a portion of the purchase price. These homes must meet a minimum standard set by the mortgage companies and although they are sold as-is we must comply with California minimum disclosure standards.
