These expenses will be reimbursed to the contractor at the close of escrow. We can also help you removing old cars, furniture to coordinate lawn and pool care.
We can coordinate with Auction Houses, Estate Sale to handle sale or disposal of any personal property including old cars and furniture.
Our BPO (Broker Price Opinion) service is free and includes a full Valuation Report using sold properties comparable in size, location, age, and condition to help establish not only the current value but also “post” enhanced value of your property. We also use this comprehensive report to negotiate with the court referee (court appraiser) if the transaction requires court confirmation for a sale.
If there is a tenant that needs to be evicted, we will walk through the property with the Sheriff and video filming all leftover items if any, again to minimize the liability to the seller/estate
We will conduct a thorough walkthrough to establish a detailed list of improvements/repairs and request bids by approved contractors.
We will walk through the property with the contractor and you (if you wish) before the final sign-off on the work performed.
We will install a combination lockbox for the contractor and also install a lockbox compliant with the local MLS board for easy access to buyer agents.
